The Moving to Vancouver? Start Here. guide
Buying from a distance

Most people moving here choose a neighbourhood from photos and a few Google searches, from two time zones away, with only a few days on the ground to see it in person.

What it costs to get wrong

You can end up on a street with a tower going up across the road, a drive downtown that is twice what you planned, or a house that needs a new roof and furnace in the first two years.

There's a better way

Before you book a single viewing, know which neighbourhoods fit the way you live, what a typical house costs in each one, and exactly what to check before you write an offer. That is what this guide gives you.

Three pages from inside the guide: Where to Live: Vancouver's West Side, What to Check Before You Buy, and Your Relocation Checklist
Inside the guide

What you'll get

  • 01Which neighbourhood fits your budget, your drive and the schools you want, with eight compared side by side.
  • 02The honest catch in every neighbourhood, so a street doesn't surprise you after you move in.
  • 03What really changes when you move from Ontario, Montreal, Ottawa, the east coast or Victoria.
  • 04The six mistakes relocating buyers make most often, and how to avoid them.
  • 05The checks I run before any offer, from the roof and furnace to oil tanks, nearby development and resale.
  • 06Your move step by step, from 12 months out to moving day, so you only move once.
Why it's worth more than free

Written from the streets I work on every week, so you arrive with a shortlist instead of a search history.

About Nancy

I'm Nancy Che, a REALTOR® in Metro Vancouver. When I bought my first home, I didn't have anyone in my corner, and I learned how exposed a buyer can be. Now I want to be the person on your side, from your first question to the day you get your keys.

Why work with Nancy

The Bespoke Buying Advantage™

My process for buying with confidence, even from the other side of the country.

  • 01A Home Buyer Strategy Session, in person or virtual, and an In-Depth Needs Analysis of how you really live.
  • 02Tours together in person, or detailed video tours when you cannot be here, and a simple 1 to 10 rating for every home.
  • 03The Resale Test™ and Pre-Offer Risk Audit™, so resale, upcoming repairs and nearby development are checked before you write an offer.
  • 04Completion dates lined up with your move, and introductions to the inspectors, lawyers, notaries and mortgage advisors I trust.
Why me

I check the risks before the offer, not after. If I would not confidently recommend a home to my own family, I will not recommend it to you.

The transformation

From guessing from a distance and worrying about the price, to knowing the neighbourhood, knowing the house and writing your offer with peace of mind.

The local market

Eight neighbourhoods I know street by street

Prices, plans and streets change block by block here. Knowing them is how you avoid paying a premium for the wrong street.

Kitsilano Beach with the North Shore mountains
Kitsilano and Dunbar

West Side

Character houses near the beach, and quiet, tree lined streets of detached homes beside Pacific Spirit Regional Park.

Roughly 4 to 8 km to downtown. Detached and townhouse price ranges are in the guide.
Shops and cafés along Main Street
Main Street, Fraser and Renfrew

East Vancouver

Older character houses, duplexes and newer infill homes, usually well below West Side prices.

Roughly 6 to 9 km to downtown. Detached and townhouse price ranges are in the guide.
Deer Lake in Burnaby
Brentwood, Metrotown and Capitol Hill

Burnaby

Established detached streets around busy town centres, and hillside homes with views toward the mountains and water.

Roughly 12 to 14 km to downtown. Detached and townhouse price ranges are in the guide.
